OASIS PROPOSED UNOCCUPIED UNIT RULE

 

 

REQUIREMENTS FOR SEVEN DAYS OR MORE:

 

1.         Remove all furniture and other items from balconies. Lock sliding door deadbolts.

 

2.                  Hurricane shutters should be closed and lock.

 

NOTE:  IN ORDER TO PROTECT THE ASSOCIATION’S COMMON ELEMENTS, THE ASSOCIATION RESERVES THE RIGHT TO CHARGE OWNERS AN EMERGENCY FEE OF $250 TO CLEAR BALCONIES AND SECURE SHUTTERS IN THE EVENT OF AN IMPENDING STORM. THE ASSOCIATION, MANAGEMENT COMPANY AND STAFF SHALL BE HELD HARMLESS FOR ANY DAMAGE AS A RESULT OF THE UNIT OWNER’S FAILURE TO COMPLY WITH THESE RULES.

 

 

3.         A/C settings should not be higher than 75 degrees. 

 

4.         Turn off ALL electric breakers except the A/C, refrigerator and lighting.  The breakers for lighting should be left on so there is light during an emergency if necessary.  Refrigerators should not be left on for more than two months without being used.

 

5.         Main water valves should be shut off. 

 

6.         Pour about an ounce of chlorine bleach in each water closet and close lid.

 

7.         Close all tub, shower and sink traps to seal from bugs; place flap on the shower drain or laundry tray sink.

 

8.         Use a crystal dehumidifying power for closet with clothes such as “Damp Rid” and use as directed.

 

9.         Provide the Manager with phone numbers, date of return, and a sealed envelope with car keys if parked on the property during your absence.

 

10.       Make arrangements to have your unit inspected at least once a month.

 

11.       Turn off refrigerator, empty and leave open if unit is unoccupied for more than one month.

 

12.       Main water valves need to be opened to flush toilets and run sinks at least once every month otherwise the traps will dry out and sewer smells with escape into the Unit.
